Endurance Secures 1 MSF Lease With 3PL Tenant

An affiliate of Endurance Real Estate Group LLC has executed a full-building lease with a national third-party logistics provider at Chambersburg Logistics Park, in Chambersburg, Pa.

The recently completed, 1 million-square-foot, Class A cross-dock facility is on 93 acres adjacent to I-81 at Exit 10.

Gerry Blinebury and Alex Wenger of Cushman & Wakefield represented the landlord, and Eric Zahniser, Brad Struck and Clint Manning of Cresa represented the tenant.

Endurance did not reply to Commercial Property Executive’s request for additional information, and Manning confirmed that Cresa is barred at this time from disclosing the tenant’s identity.

As we reported at the time, the project broke ground at 250 Alleman Road in November 2022 as a joint venture of Endurance and Guardian Life Insurance Co. Construction funding for the $115 million development was provided by PNC Bank N.A., with completion scheduled for the fourth quarter of 2023.

Chambersburg Logistics Park reportedly features 40-foot clear heights, 60-foot deep speed bays, LED lighting, an ESFR sprinkler system, 170 overhead dock door positions (101 with mechanical levelers, bumpers, seals and dock lights), as well as four 14- by 16-foot drive-in doors. The site includes 213 trailer stalls and 375 car parking spaces, with both of those being expandable.

To suit the tenant, electrical capacity reportedly is being expanded to an 8,000-amp, 3-phase main electric service.

The location is less than 10 miles from both Norfolk Southern and CSX intermodal yards.

Big buildings going up

The I-81/I-78 Corridor industrial market has seen 3.1 million square feet delivered so far this year, a nearly 50 percent decrease from the first-half average going back to 2018, according to a second-quarter report from Newmark. It is also, however, a substantial increase from the same period in 2024.

The Big Lots bankruptcy removed about 1.3 million square feet of occupancy and was the main driver behind negative absorption in the corridor this past quarter.

Construction starts in this part of Pennsylvania are accelerating this year, with more than 5 million square feet of groundbreakings just in the second quarter. These include 1.1 million square feet by Prologis in Harrisburg and 900,000 square feet by Matrix Development Group in Shippensburg, also according to Newmark.

In addition, in April the Rockefeller Group and Mitsui & Co. Ltd. subsidiary MBK Real Estate began construction on the two-building first phase of a 2 million-square-foot distribution campus near I-81 in central Pennsylvania. Silver Spring Logistics Park is on a 182-acre former farmland site in Silver Spring Township, Pa., and eventually will include a third building.
