Chicago-based Logistics Property Co. has broken ground on the second phase of Gainesville 85 Business Center, an industrial park totaling more than 1 million square feet in Gainesville, Ga., an Atlanta submarket.
The project will consist of two buildings totaling 326,040 square feet at 1800 and 1850 Fulenwider Road.
Building 1800 will feature 126,360 square feet and 32-foot clear heights, while Building 1850 will span 199,680 square feet, with higher ceilings at 36 feet. Similar to phase one, the next phase aims for LEED certification. Both Class A buildings will have 2,000 amps of base power as well as car and trailer parking.
Overall, the industrial park’s second phase will provide a total of 81 dock doors between the two assets and four drive-in doors. Both buildings will also have spec office space available for leasing, 3,027 square feet at Building 1800 and 2,400 square feet at Building 1850. The project is expected to come online in the second quarter of 2026.

Once completed, Gainesville 85 Business Center will be LogiPropCo’s third property in the Atlanta market, following Covington Commerce Center and the fully leased Oakwood 985 Business Park. FCL Builders is the general contractor, POH+W Architects is the architect and Haines Gipson & Associates is the civil and structural engineer.

Logistics Property Co. will also continue to invest in these communities.”
Located along Fuelwider Road in Gainesville, Ga., the business park is adjacent to Interstate 985 with access to Highway 129 and I-85. The Port of Savannah, one of the busiest ports in the U.S., is approximately 250 miles away and the Hartsfield-Jackson Atlanta International Airport is within 60 miles fom the property.
The evolution of the project
Phase I of Gainesville 85 Business Center has previously been delivered, with 1900 Fulenwider and 1950 Fulenwider already available for leasing. The construction brought 585,660 square feet of industrial space online, and 480,000 square feet of warehouse space is currently available for rent. Reeves Young acted as construction manager for the first phase.
The project was first set in motion when LogiPropCo purchased a 56.8-acre property from The Gainesville and Hall County Development Authority in a deal brokered by CBRE for an undisclosed price. Todd Barton, Mark Hawks, Joanna Blaesing and Matt Higgins of CBRE’s Industrial Properties represented Logistics Property Co. in the transaction and are the leasing agents for the business park. Original plans from 2023 showed that the project included a two-building 585,900 square-foot park before it was then expanded to its current layout.
The first tenant was welcomed to the business park earlier this summer, Logistics Property Co shared. The tenant is an automotive parts company leasing 106,000 square feet at 1900 Fulenwider Road. Leases can range from 60,000 square feet up to full building users in the 1950 Fulenwider building. The next phase will allow for smaller leases down to 30,000 square feet.
In nearby Buford, Ga., Trammell Crow Co. and a consortium led by CBRE Japan broke ground on a separate 686,400-square-foot industrial park that will total three buildings. The partnership is expecting the park to come online in the second half of 2026. This is building upon Atlanta’s already strong industrial construction pipeline. Yardi Research Data showed that 9.5 million square feet were under construction at the end of April. The pipeline more than doubled from that same time last year, when only 3.2 million square feet were underway.
